Goose Creek Village
REDEFINING MIXED-USE SPACES FOR NEXT GENERATIONS
Goose Creek Village started in the mid-2000s when a second-generation landowner entitled his parents’ property to allow for a mix of uses. The property was rezoned to permit up to 198,500 SF of commercial uses; 1,000,000 SF of office use; 264 multifamily dwelling units, and 300 townhomes. The development required several front infrastructure improvements to support the uses. Adjacent public streets were widened and improved. Trails were added along roadways to improve pedestrian connectivity to adjacent communities. Stormwater ponds were installed to mitigate peak runoff from the property and improve water quality runoff that entered the reservoir.

THE CHALLENGE
The chosen developer did not have a background in development prior to starting this project. Over 20 years, the project has taken numerous twists and turns requiring design adaptability and flexibility to deliver the services needed.
