Potomac Shores is a more than 1,900-acre master-planned community with nearly two miles of shoreline along the Potomac River and Powell’s Creek.
J2’s extensive work on the development since 2010 spans surveying and land planning to final engineering and construction administration for over 1,200 lots in addition to the Potomac Shores Club, Potomac Shores Town Center, Potomac Shores Parkway, Route 1 Improvements, expansion of the VDOT Park and Ride facility, and widening of Route 234. J2's Survey Department has provided the full range of land survey services, including topographic surveys, bathymetric surveys, plats, construction stakeout, and as-builts for infrastructure, housing, and town center development.
THE CHALLENGE
A high-profile, unique development featuring a Jack Nicklaus signature course, this design needed to match the vision of the developers while also addressing local constraints. Additionally, the site contained vast differences in high and low elevations as well as being adjacent to environmentally sensitive areas.
THE SOLUTION
J2 worked side by side with the developers to achieve their vision to maximize density within buildable envelopes while preserving environmental areas. The project demanded that grading studies needed to be done in conjunction with the layout planning mitigating the extreme terrain and avoiding environmental impacts
